Finance (November 2011)
Please understand, that the full report incl. the financial situation is only available for owners. If you didn´t receive the full report by email, please get in touch with our administrator (GAE / Dominique) and update her with you email-address.
• The next AGM will be held on Saturday 25th February 2012 in La Finca. First call will be at 12.30 and second call at 13.00. The committee hopes that by having this on a Saturday more owners will be able to attend.
• The final monthly invoice from Jonay (the previous gardener) has still not been received. Our lawyer has been unable to contact Jonay’s lawyer to get this resolved.
• The sale of Duplex 15 (owned by Mellon – our 3rd largest debtor) is still proceeding but no completion date yet set. But it looks like this is going to happen in January.
• Payment of the balance of the sale proceeds of Duplex 9 is now in the hands of GAE’s lawyer. See also last month report!
• A meeting was held with GAE’s lawyer on 9th November to discuss debtors who are in the court process. These now number 16 (8 old cases and 8 new cases). The paperwork for the 8 old cases (Duplex 15, A209, A213, B208, B213, C114, E205 and E209) is awaited from the two lawyers that worked for the previous administrators. The 8 new cases currently with the court are Duplex 13, A110, A211, B112, B116, C204, E103 and E112.
• The main entrance door to the garage area has now been repaired. Nobody owned up to causing the damage.
• We now have 3 cleaners working within the complex. The main cleaning days are Monday, Wednesday and Friday with a cleaning presence also on Tuesday, Thursday and Saturday. The intention is that the whole complex is cleaned 3 times per week. Any issues regarding the cleaning should be brought to the attention of the President or a committee member.
• Trimming of 4 main palm trees in the complex was completed.
• Work will commence shortly to install timer switches for the lights in the toilets by the internal garden. The material has been ordered a couple of weeks ago, but still not delivered!!!
• Quotes are being obtained for the repair and painting of the complex with a view to these being presented to the owners at the AGM. We are investigating whether any of the work can be covered under the 10 year guarantee that we have with Gompasper.
• Our day to day contact with our Administrators (GAE) is Dominique Whitby. Dominique can be contacted on 680435524 / 922738532 comunidades.sur10@gaetfe.com. Dominique is also available to be seen at La Finca every Wednesday from 14.30 to 15.45.
• We are still awaiting delivery of a third waste bin which has been promised by the Ayuntamiento. We are not now progressing the delivery of “recyclable waste” waste bin as we now understand that we cannot simply have one bin. We have to have the standard number and we do not have the room for these.
• The committee would like to remind all owners/tenants (particularly those who are new to La Finca) to abide by our Internal Rules and to familiarise themselves with the do´s and don´ts. A community of the size of ours can only run smoothly if all are aware of the rules and follow them. In case of doubt, please ask the Administrator. Please pay particular attention to the rules about changing the exterior of the units by installing items like clothes rails, sun-blinds, air conditioning systems, pergolas etc. If you rent out your unit please make sure that your tenant is aware of our rules.
• Don’t forget to let the Administrators have your email address if you wish to receive information such as this report, minutes of meetings or other important communication electronically. A letter was issued by GAE to all owner’s for whom we do not have an email address asking them to let GAE have an email address if they have one.
• The community has a presence on Facebook (CDAD PROP LA FINCA; a Group AND a Community), it’s own web site (www.LaFincaOnline.es) and it's own forum (http://lafinca.forumotion.com). These are used to provide the latest information regarding the community as well as providing additional means of letting us have your comments or advise us of any concerns.
• The President, Vice-President, the members of the committee, the Secretary and GAE are wishing all owners and tenants a wonderful and fantastic 2012. ALL THE BEST!!!
