COMMITTEE REPORT – AUGUST 2012
Finance (July 2012):
Please understand, that the full report incl. the financial situation is only available for owners. If you didn´t receive the full report by email, please get in touch with our administrator (GAE / Dominique) and update her with you email-address.

General:
• Update on the 4 priorities agreed to at the AGM.
o New Postboxes. Completed. If you haven’t collected the keys to your new postbox these can be obtained from Dominique Whitby at GAE’s office in San Blas. Contact details below.
o Finish Back Garden. Completed.
o Repair Complex. GAE’s lawyer has written to Gomasper advising them that we are looking to them to take some remedial action – initially an informal letter (to which no response was received) and then via Burofax. Awaiting update from GAE.
o Repair Swimming Pool. A number of quotes have been received. The preference of the committee is to go for tiling the pools rather than simply painting as this has a longer guarantee. Unfortunately this is also the more expensive option. As the cost is more than was agreed to at the last AGM the committee plan to hold an Extraordinary General Meeting (EGM), sometime in October – see below for further information.
• Chasing of Ayuntamiento for our third waste bin continues.
• The committee is hopeful that the community’s insurance company will contribute towards the cost of fixing the problems with the pumps supplying water to the community. Once the formal offer from the insurance company is received then the work will go ahead.
• The committee has agreed which company is to repair the subsidence in the roadway between C block and the Duplexes. This is likely to commence week beginning 03th September. The committee apologises for any inconvenience and dust that this work will cause.
• The committee is progressing having installed within the complex a machine for dispensing pure water for the convenience of the owners and tenants – as reported in last month’s committee report.
• The committee has decided to call an EGM in October to discuss the repair of the swimming pools and agree that the money can be spent as their preferred option is to have these tiled as we can obtain a longer guarantee but this means a cost higher than was agreed at the AGM. No derama will be necessary. As we are now having an EGM, the opportunity will be taken to discuss requests that the committee have received from a couple of owners to have glass curtains installed around the terrace of their ground floor apartments. We shall also add discussion and agreement on the colour scheme for the complex.
• A comment has been received from an owner on the lighting within the complex. Just to remind everyone that it was unanimously agreed at the AGM held on 25th Feb 2011 that, in order to save electricity, the light bulbs would be removed from alternate lights within the complex leaving enough lighting in corridors and by the stairs. If any owner feels that there is insufficient lighting anywhere in the complex then please advise a member of the committee.

• The committee would like to remind all owners that they should abide by our Internal Rules. If you do not have a copy then please ask the Administrator. A community, the size of ours, can only run smoothly if all are aware of the rules and follow them. If you feel that any of the current rules should be changed or new ones added then please advise the Administrator. Please pay particular attention to the rules about changing the exterior of the units by installing items like clothes rails, sun-blinds, air conditioning systems, pergolas etc. If you rent out your unit then please make sure that your tenant is aware of our rules.
• Don’t forget to let the Administrators have your email address if you wish to receive information such as this report, minutes of meetings or other important communication electronically.
• The community has a presence on Facebook (CDAD PROP LA FINCA; a Group AND a Community), it’s own web site (www.LaFincaOnline.es) and it's own forum (https://lafinca.forumotion.com). These are used to provide the latest information regarding the community as well as providing additional means of letting us have your comments or advise us of any concerns.
