COMMITTEE REPORT – JUNE 2012
Finance (May 2012):Please understand, that the full report incl. the financial situation is only available for owners. If you didn´t receive the full report by email, please get in touch with our administrator (GAE / Dominique) and update her with you email-address.
General:
• The minutes of the AGM held on Saturday 25th February 2012 were issued on 11th May. If you haven’t received a copy, then please let GAE know. The following 4 priorities were agreed to at the AGM.
o New Postboxes: These have now been installed. If you haven’t collected the keys to your new postbox these can be obtained from GAE’s office in Playa De Las Americas (Avenida Ernesti Sarti, CC Parque Royal, Local 54. 922-750789)
o Finish Back Garden: The work to remodel the remaining area of back garden has now been completed.
o Repair Complex: GAE’s lawyer has written to Gomasper advising them that we are looking to them to take some remedial action – initially an informal letter (to which no response was received) and then via Burofax. A reply is awaited.
o Repair Swimming Pool: Quotes received but no decision yet on the company to undertake the repair of the swimming pools.
• Chasing of Ayuntamiento for our third waste bin continues.
• In the course of their investigations, “Systemas De Extinsion” (who are now responsible for the management and maintenance of our fire control system) identified that there was a problem with the pumps supplying water to the fire hoses. A quote for the work involved has been received and the go ahead for the work required has now been given. Cost approx. €732.
• Following inspection, a problem with the pumps supplying water to the community has been identified. Further investigation as to the exact nature of the problem has been requested and a quote for the remedial work is expected shortly. A maintenance contract is also required (not currently held).
• Unless any other items arise that require discussion at an EGM then the request to fit glass curtains (mentioned in the last committee report) will be discussed at the next AGM.
• Our day to day contact with our Administrators (GAE) is Dominique Whitby. Dominique can be contacted on 680435524 / 922738532 comunidades.sur10@gaetfe.com.
• The committee would like to remind all owners that they should abide by our Internal Rules. If you do not have a copy then please ask the Administrator. A community, the size of ours, can only run smoothly if all are aware of the rules and follow them. If you feel that any of the current rules should be changed or new ones added then please advise the Administrator. Please pay particular attention to the rules about changing the exterior of the units by installing items like clothes rails, sun-blinds, air conditioning systems, pergolas etc. If you rent out your unit then please make sure that your tenant is aware of our rules.
• Can owners please note that the rubbish containers within La Finca are for normal household rubbish. They are not for the disposal of unwanted items such as old ironing boards, old drying racks, car parts, old kitchen units, old shelves etc. neither should such items be left in the rubbish room. La Finca has to pay to specifically have these removed as this is not covered by the normal “basura” charge. Owners should take such items to the bulk waste collection point (Punto Limpio) in Cabo Blanco. There is normally no charge for this.
• Don’t forget to let the Administrators have your email address if you wish to receive information such as this report, minutes of meetings or other important communication electronically.
• The community has a presence on Facebook (CDAD PROP LA FINCA; a Group AND a Community), it’s own web site (www.LaFincaOnline.es) and it's own forum (https://lafinca.forumotion.com). These are used to provide the latest information regarding the community as well as providing additional means of letting us have your comments or advise us of any concerns.
