Finance (April 2011)
• Our normal monthly income, if all was paid, should be €10,816.47 community fees and €540.00 water surcharge (total €11,356.47).
• During April 2011 we received community fee income of €9,798.00 and extraordinary income of €32.00 but spent €7,509.69. This resulted in the balance of the community’s general account increasing by €2,239.31 during the month from €7,876.04 to €10,115.35.
• Part of the expenditure in April was a transfer of €503.34 to the community’s Reserve Fund which now stands at €1,500.
• The total amount owed by debtors increased by €1,544.78 (3.46%) this month (April 2011), increasing the total debt outstanding as at the end of April 2011 to €46,531.37.
• The agents acting in the sale of Duplex 9 (Mr. Waugh) advised that completion is now due during the first week in May 2011 - at which point we hope to have the debt on the property cleared. Any monies received will be paid into a new account – separate from the general account and Reserve Fund account – and will be used for special maintenance e.g. painting the complex.

General
• The EGM was held on the 14th April and it was agreed that the community should cease working with Brokers y Analistas. Our new Administrators are GAE. The minutes together with the contact details for GAE will be issued shortly. In addition, the details are on the notice board at the main entrance.
• The community has now a presence on Facebook, as a group and as a community – CDAD PROP LA FINCA.
• The new cleaning company started on 8th April. Initially there will only be one person (Anna – the owner) working. From 1st May Anna will be working Mon 08.00 – 14.00, Tues 07.00 – 10.00, Weds 08.00 – 14.00, Thurs 07.00 – 10.00, Fri 08.00 – 14.00 and Sat 08.00 – 12.00,
• No response was received from Brokers y Analistas to our further questions regarding the keys to the complex. Consequently our investigations have come to an end.
• We have asked the new Administrators to investigate the fitting of our own private water meters for the owners who do not yet have a Canaragua meter.
• We continue to chase the Ayuntamiento to replace one of the general waste bins for a recyclable waste (yellow) bin.
• We have commenced taking out some of the light bulbs around the complex where it is safe to do so to reduce our electricity consumption and therefore cost.
• Fumigation for control of pests e.g. cucarachas was carried out by Guzman on 28th & 29th April.
• On 30th April, some members of the committee and owners collected rubbish and cleared weeds from the rear car park. Unfortunately the area that could be cleared was limited because cars were still parked even though owners had been asked not to.
• We would like to remind all owners that, in accordance with our internal house-rules, any kind of change to the main construction of the apartments / balconies / terraces are not allowed. This includes all kinds of fixed constructions e.g. extending walls etc. If you would like to add or change something, the normal way is to have this discussed at the AGM and to get your plans approved by the community prior to undertaking the work. If you have already had work carried out without the community’s approval then please let a member of the committee know. We shall then need to take pictures and discuss the change at the next AGM/EGM. There is however a risk that the owners will not give their consent and consequently the change will have to be removed at your own expense.
