Finance (September 2011)
Please understand, that the full report incl. the financial situation is only available for owners. If you didn´t receive the full report by email, please get in touch with our administrator (GAE / Dominique) and update her with you email-address.

General
• The final monthly invoice from Jonay (the previous gardener) has still not been received. Our lawyer has been unable to contact Jonay’s lawyer to get this resolved.
• The sale of Duplex 15 (owned by Mellon – our 3rd largest debtor) is still proceeding but no completion date yet set.
• Duplex 9 has now been sold. We have provided to the solicitor a certificate of debt and have requested clearance of the outstanding debt.
• Formal legal procedures have been commenced for the recovery of the debt owed on A104 & D206.
• Some idiot has damaged the main entrance door to the garage area and this now has to be replaced. It is expected that the cost will be met by the insurance company.
• Quotes are being obtained for the trimming of the palm trees in the complex.
• Following some complaints regarding ants, we have asked our fumigation company - Guzman – to come in again and carry out fumigation with focus on ants. If an owner has problems with ants in their apartment, then they can call Guzman or any other company to fumigate, but this will be at their own expense. Tel. Guzman: 670 642 273 or Seranca: (Jessica 691 368 404).
• Our day to day contact with our Administrators (GAE) is Elisa Del Carmen De Leon. Elisa can be contacted on 696450355/922738532/elisadeleon@gaetfe.com. (The email address is new. The old email address should no longer be used) Elisa is also available to be seen at La Finca every Wednesday from 14.30 to 15.45.
• Cleaning of the complex is carried out on Mon 08.00 – 14.00, Tues 07.00 – 10.00, Weds 08.00 – 14.00, Thurs 07.00 – 10.00, Fri 08.00 – 14.00 and Sat 08.00 – 12.00. We are aware that cleaning is not up to the expected standard and we apologise for this. An explanatory letter covering this and other issues has recently been issued to all owners. In addition, we are obtaining quotes for special cleaning of the tiles around the swimming pool.
• We have been advised that the cost of fitting our own private water meters to those apartments which do not yet have a Canaragua meter is €80 per meter. The applicable owners will be contacted and advised that these private meters will be fitted and the cost charged to their account.
• No resolution yet of our request to the Ayuntamiento for the return of our two waste bins which were taken away in error or for the provision of a yellow “recyclable waste” waste bin.
• The committee would like to remind all owners/tenants (particularly those who are new to La Finca) to abide by our Internal Rules and to familiarise themselves with the do´s and don´ts. A community of the size of ours can only run smoothly if all are aware of the rules and follow them. In case of doubt, please ask the Administrator. Please pay particular attention to the rules about changing the exterior of the units by installing items like clothes rails, sun-blinds, air conditioning systems, pergolas etc. If you rent out your unit please make sure that your tenant is aware of our rules.
• Don’t forget to let the Administrators have your email address if you wish to receive information such as this report, minutes of meetings or other important communication electronically. A letter was issued by GAE to all owner’s for whom we do not have an email address asking them to let GAE have an email address if they have one.
• The community has a presence on Facebook (CDAD PROP LA FINCA; a Group AND a Community), it’s own web site (www.LaFincaOnline.es) and it's own forum (https://lafinca.forumotion.com). These are used to provide the latest information regarding the community as well as providing additional means of letting us have your comments or advise us of any concerns.
