One item we have to discuss is in general the power of the President, no matter who it is or will be in the future. As we have different nationalities and ages and so on, I guess that representives should represent the community NOT only one person.
To have a Vice President is good, but by law this position has NO power, neither a Committee.
We should have a President with 3-5 Vice Prsidents + Admin + Secretary. Every decission needs to be taken, has to be proofed by minimum 4 or 5 members of this Board. Like that we will have maximum transparency not only regarding payments, but also regarding supporting companies as Cleaning and Maintenance. The President should change every year and should be recruit from the above mentioned Board. So he or she is not jumping into the cold water. What do you think??

Una de las temas que debemos comentar es en general el poder del President@, independientemente de quien es o sera en el futuro. Como tenemos varios nacionalidades y edades, etc, aquella persona deberia representar los intereses de todos, no de solo una persona. De tener un Vice Presidente es bien, pero por Ley el no tiene ningun poder y tampoco el Comite.
Deberiamos tener un President@ con 3-5 Vice Presidentes+administrador@+secretar@. Cualquier decision que debe tomarse es recomendable de ser aprobado por minimo 4-5 miembros del Comite. En esa manera tendremos una transparencia maxima no solamente en los pagos pero tambien en el asunto de contratar empresas de Limpieza o Mantenimiento. El/la President@ debe cambiarse cada año y ser eligido dentro de los miembros del Comite, para que aquella persona "no salte" directamente en agua fria. ¿Que opinan?

I agree that is a good idea. It will also help provide support to the President in what can often be a difficult role. I would also like to see clear responsibilities of the President - are these set out by Law? Also what is the role of the Administrators -for example do they carry out the role of Treasurer ( a typical role in a Committee or group)

After all, who ever the President will be has to be crystal clear that he/she represents other 168 opinions of the owner, so one person cannot be a Dictator but a Moderator, not a Boss but a Leader! That makes a huge difference! No where on planet Earth is one single President who would act on his own, but togther with his leadership members!
We have to be united for our own interest, because we have invested and spent quit allot of money, so it is worth to be involved 100% to see how are our fonds administrated and not wasted!

Al final de todo, sea quien sea el/la Presidente debe tenerlo super claro que esta representando 168 opiniones de los dueños, ¡asi que una persona no debe ser Dictador sino Moderador, no un Jefe sino un Lider! ¡Es una gran diferencia! ¡En ningun lugar del Mundo existe un solo Presidente que actuara en todo en su manera, pero juntos con su miembros directivos!
¡Debemos unirnos en representar nuestros intereses, porque invertimos y gastamos para eso bastante mucho, asi que merece implicarnos 100% en como se administra nuestros fondos y que no se heche a perder!

I understand that the running of our community is covered by the Law on Horizontal Properties and the President has ultimate power to act on his or her own. This is wrong. We need to have our own internal rules governing how our community should be run and our finances controlled. A requirement of becoming our President should be that he/she agrees to abide by these internal rules and failure to do so should be suffciient justification to remove them. At the moment only the President and the Adminstrator are authorised to sign cheques. Although both have to sign we are reliant on the Administrator to query each cheque he is being asked to sign and refuse to sign if it is not justifiable. To protect the community we should have more than just 2 people being able to sign and whilst still retain 2 people to sign ensure that this cannot be just the President and the Adminstrator. Accounts should also be reviewed periodically say monthly or monthly. Where there is significant impact on the commnity or the community finances then the President must not be allowed to act without either getting the committees agreement (majority agreement) or tabling at the AGM or EGM. The community has been laid open for financial loss by not following due process in the sacking of Eugen. This was NOT agreed to by all of the committee as was advised to the owners.
